MYERS, OF RECORD IN VOLUME 982, PAGE 599, OFFICIAL PUBLIC RECORDS, HAYS COUNTY, TEXAS; SAID 3.2389 ACRES OF LAND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 112" iron rod with TEXAS DEPARTMENT OF TRANSPORTATION (TxDOT) aluminum cap set at the point of beginning of an Access Denial Line, 87.50 feet left of Engineer's Centerline Station 167+70.77, having Texas State Plane (South Central Zone NAD83 (93) HARN) coordinates of N=13,867,086.57, E=2,296,602.22, same being in the proposed east right-of-way (ROW) line of F.M. Hwy. 3407 (Wonder World Drive), same also being the north comer of this tract, same being in the northwest line of said Myers tract and in the southeast line of a tract described in a deed to Terrand, Ltd., of record in Volume 1427, Page 174, Official Public Records, Hays County, Texas, from said point a 112" iron rod found at an angle point in the northwest line of said Myers tract and the southeast line of said Terrand tract bears N4503Y10"E 84.93 feet; THENCE, with the east line of this tract, through the interior of said Myers tract, same being the proposed east ROW line ofF.M.
