IN THE <br />EDWARD BURLESON SURVEY NO. 18, ABSTRACT NO. 63, HAYS COUNTY, <br />TEXAS, BEING A PORTION OF LOT 3 OF SAC -N -PAC CENTERPOINT <br />SUBDIVISION, A SUBDIVISION OF RECORD IN VOLUME 17, PAGES 231 AND 232 <br />OF THE PLAT RECORDS OF HAYS COUNTY, TEXAS; SAID 0.545 ACRE TRACT <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br />BEGINNING at an "X" found in concrete in the northwest right -of -way line of Interstate <br />Highway 35 (300' right -of -way width) as described in Volume 168, Page 253 of the <br />Deed Records of Hays County, Texas, being also the southeast line of said Lot 3, from <br />which a 1/2" rebar with "Chaparral" cap set in the northwest right -of -way line of <br />Interstate Highway No. 35, at the south corner of said Lot 3, being the east corner of <br />Lot 2 of said Sac -N -Pac Centerpoint Subdivision, bears South 43 035'26" West, a <br />distance of 317.25 feet; <br />THENCE crossing said Lot 3, the following three (3) courses and distances: <br />1. North 45 054'24" West, a distance of 388.45 feet to a calculated point; <br />2. North 64 033'30" East, a distance of 65.50 feet to a calculated point; <br />3. South 46 °27'23" East, a distance of 364.94 feet to a calculated point in the <br />northwest right -of -way line of Interstate Highway No. 35, being also the <br />southeast line of said Lot 3, from which a 1/2" rebar with "Chaparral" cap found <br />in the northwest right -of -way line of Interstate Highway No. 35, at the east corner <br />of said Lot 3, being also the south corner of a 4.00 acre tract described in <br />Volume 1925, Page 39 of the Official Public Records of Hays County, Texas, <br />bears North 43 032'26" East, a distance of 84.78 feet; <br />THENCE South 43 °32'26" West, with the northwest right -of -way line of Interstate <br />Highway No. 35, being also the southeast line of said Lot 3, a distance of 64.87 feet to <br />the POINT OF BEGINNING, containing 0.545 acres of land, more or less. <br />
