<br />ORDINANCE NO. 2007- 68 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM "HDR" HIGH DENSITY RESIDENTIAL TO "c" <br />COMMERCIAL, FOR A 4.46 ACRE, MORE OR LESS, TRACT OF LAND <br />LOCATED IN THE 1200-1300 BLOCK OF SADLER DRIVE; FOR <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING <br />THIS TRACT FROM "MF-24" MULTI-FAMILY RESIDENTIAL DISTRICT <br />TO "OP" OFFICE-PROFESSIONAL DISTRICT; INCLUDING <br />PROCEDURAL PROVISIONS; AND PROVIDING FOR PENAL TIES. <br /> <br />RECITALS: <br /> <br />1. On October 9, 2007, the City Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City Master Plan from "HDR" High Density Residential to "c" Commercial <br />and a concurrent request to change the zoning from "MF-24" Multi-Family Residential District <br />to "OP" Office-Professional District for a 4.46 acre, more or less, tract of land located in the <br />1200-1300 block of Sadler Drive. <br /> <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on October 9, 2007, and recommended that the <br />requests be approved by the City Council. <br /> <br />3. The City Council held a public hearing on December 4., 2007. <br />requests. <br /> <br />, regarding the <br /> <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1.
