<br />ORDINANCE NO. 2007- 70 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM "VLDR" VERY LOW DENSITY RESIDENTIAL, <br />"LDR" LOW DENSITY RESIDENTIAL TO "HDR" HIGH DENSITY <br />RESIDENTIAL, FOR A 4.492 ACRE, MORE OR LESS, TRACT OF LAND <br />LOCATED IN THE 1800 BLOCK OF POST ROAD; FOR AMENDING THE <br />OFFICIAL ZONING MAP OF THE CITY BY REZONING THIS TRACT <br />FROM AN UNZONED DISTRICT TO "MF-24" MULTI-FAMILY <br />RESIDENTIAL DISTRICT; INCLUDING PROCEDURAL PROVISIONS; <br />AND PROVIDING FOR PENALTIES. <br /> <br />RECITALS: <br /> <br />1. On September 25, 2007, the City Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City Master Plan from "VLDR" Very Low Density Residential\ "LDR" Low <br />Density Residential to "HDR" High Density Residential and a concurrent request to change the <br />zoning from an Unzoned District to "MF-24" Multi-Family Residential District for a 4.492 acre, <br />more or less, tract of land located in the 1800 block of Post Road. <br /> <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on September 25,2007, and recommended that the <br />requests be approved by the City Council. <br /> <br />3. The City Council held a public hearing on December 4'1 2007 <br />requests. <br /> <br />, regarding the <br /> <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1.
