<br />tract and said Green tract, same being in the northeast line of said 16 foot road easement and

<br />THENCE, continuing with the southwest line of this tract and said Green tract, same being the
<br />northeast line of said 16 foot road easement and said Deribes tract, N48013930"W, passing at
<br />73.45 feet a 1/2" iron pipe found at the north corner of said Deribes tract, same being the east
<br />corner of Lot 1, Stagecoach Professional Center, a subdivision in Hays County, Texas, of
<br />record in Hook 9, Page 106, Plat Records, Hays County, Texas, said Lot 1 being described in a
<br />deed to SMR -WBA, Ltd., of record in Volume 1336, Page 262, Official Public Records, Hays
<br />County, Texas, passing at 472.06 feet, a 3/4" iron pipe found at the north corner of said Lot 1,
<br />said SMR -WBA tract, and said 16 foot road easement, same being the east corner of that
<br />certain tract of land described as 27.11 acres in a deed to WDG -Park, Ltd., of record in Volume
<br />2,,852, Page 59, Official Public Records, Hays County, Texas, passing at 1241.12 feet a 1/2"
<br />iron rod found with cap marked "PRO -TECH ENG 2219 ", in all a total distance of 124 &61
<br />feet to a nail found in a 24" tree stump, from which point the remains of an abandoned water
<br />well bears N86 °48'E 18.7 feet;
<br />THENCE, continuing with the southwest line of this tract and said Green tract, same being a
<br />northeast line of said WDG-Park tract, N24 °48136"W 317.06 feet to a 1/2" iron pipe found at
<br />the northwest corner of this tract and said Green tract, and a north corner of said WDG -Park
<br />tract, some being in a south line of said Terand tract, from which point a 1/2" iron rod found at
<br />an angle point in the northwest line of said' WDG -Park tract and the southwest line of said
<br />Tcrrdnd tract bears N83 °08'00W 168.90 feet;
<br />THENCE, with the north line of this tract and said Green tract, and a south lime of said Terrand
<br />tract, S81 1034134 "E 290.42 feet to the POINT OF BEGINNING and containing 8.939 acres
<br />within these metes and bounds, more or less.
