BEGINNING at a concrete nail found in a fence in the north line <br />of the C & G tract, the south line of that tract described as <br />174.27 acres in a deed from Buie Properties, Ltd. to Craddock <br />Partners, L.L.C. dated June 29, 2007 and recorded in Volume <br />3198, Page 68 of the Hays County Official Public Records and in <br />the northeast line of F.M. Highway No. 3407/Wonder World Drive, <br />for the north corner of that tract described as "Part Two - <br />5.2741 acres" in a deed from C & G Development, Ltd. to the City <br />of San Marcos dated October 16, 2007 and recorded in Volume <br />3268, Page 320 of the Hays County Official Public Records and <br />being the east corner of that tract described as `Parcel 6- <br />18.1443 acres" in a deed from Craddock Avenue Partners, L.L.C. <br />to the City of San Marcos dated November 15, 2007 and recorded <br />in Volume 3311, Page 842 of the Hays County Official Public <br />Records, (said City of San Marcos 5.2741 acre tract being a <br />portion of the C. & G tract and said City of San Marcos 18.1443 <br />acre tract being a portion of the Craddock Avenue Partners <br />174.27 acre tract); <br />THENCE leaving Wonder World Drive, the City of San Marcos 5.2741 <br />acre tract and 18.1443 acre tract, and the PLACE OF BEGINNING as <br />shown on that plat numbered 26428-10-3.1-a dated September 14, <br />2010 prepared for C & G Development by Byrn & Associates, inc. <br />of San Marcos, Texas, with the common northeast line of the C & <br />G tract and south line of the Craddock Avenue Partners 174.27 <br />acre tract, as fenced and used, the following three courses: <br />1.N 5803413811 E 315.94 feet to a '�" iron rod found at a <br />fence corner for the north corner of this description, <br />pass at 272.02 feet a '�" iron rod found, <br />
