BEGINNING at an 8" cedar post at a three -way fence corner in the <br />northwest line of that strip of land shown as 7.3 feet wide on <br />the plat of Westover Addition as recorded in Volume 59, Page 184 <br />of the Hays County Deed Records that is adjacent to and <br />northwest of Franklin Street (formerly known as Boynton Street), <br />for a salient corner in the northeast line of the C & G <br />Development, Inc. 501.30 acre tract and the south corner of that <br />174.27 acre tract described in a deed from Buie Partners, Ltd. <br />to Craddock Avenue Partners, LLC. dated June 29, 2007 and <br />recorded in Volume 3198, Page 68 of the Hays County Official <br />Public Records, as fenced and used upon the ground; <br />THENCE leaving the PLACE OF BEGINNING, as shown on plat numbered <br />26428- 10 -3.3 -b dated September 14, 2010 as prepared for C & G <br />Development, Inc. by Byrn & Associates, Inc. of San Marcos, <br />Texas and the Craddock Avenue Partners tract with the common <br />northwest line of that strip of land shown as 7.3 feet wide on <br />the Westover Addition plat and a southeast line of the C & G <br />tract as fence and used upon the ground, S 44 038148" W 58.88 <br />feet to an 8" cedar fence post at the northeast face of a stone <br />wall for an angle paint in fence and an interior corner in the <br />northeast line of the C & G Development, Inc. tract and the west <br />corner of the strip of land on the northwest side of Franklin <br />Street at its intersection with Amherst Avenue as fenced and <br />used upon the ground; <br />THENCE crossing a remaining portion of the C & G Development, <br />Inc. tract S 44 038148" W 351.81 feet to a point for the south <br />corner of this tract in the northeast line of F.M.
