BEGINNING at an 8" cedar fence post found for an angle point in <br />the northeast line of the C & G Development tract and that tract <br />described as 4.82 acres in a deed from C & G Development, Ltd., <br />to the City of San Marcos dated October 16, 2007 and recorded in <br />Volume 3268, Page 330 of the Hays County Official Public Records <br />and southwest line of that tract described as 174.27 acres in a <br />deed from Buie Properties, Ltd., to Craddock Avenue Partners, <br />L.L.C., dated June 29, 2007 and recorded in Volume 3198, Page 68 <br />of the Hays County Official Public Records (the City of San <br />Marcos 4.82 acre tract being a portion of the C & G Development <br />tract); <br />THENCE leaving the City of San Marcos 4.82 acre tract and the <br />PLACE OF BEGINNING as shown on that plat numbered 26428- 10 -1 -a <br />dated September 14, 2010 prepared for C & G Development by Byrn <br />& Associates, Inc., of San Marcos, Texas, with the common <br />northeast line of the C & G Development tract and southwest line <br />of the Craddock Avenue Partners 174.27 acre tract, as fenced and <br />used, N 88 °23133" E 44.89 feet to a 'W" iron rod found in the <br />southwest line of F.M. Highway No. 3407 /Wonder World Drive for <br />an exterior northwest corner of that tract described as :`Part <br />Two - 5.2741 acres" in a deed from C & G Development, Ltd., to <br />the City of San Marcos dated October 16, 2007 and recorded in <br />Volume 3268, Page 320 of the Hays County Official Public Records <br />and an exterior corner in the southwest line of that tract <br />described as "Parcel 6- 18.1443 acres" in a deed from Craddock <br />Avenue Partners, L.L.C., to the City of San Marcos dated <br />November 15, 2007 and recorded in Volume 3311, Page 842 of Hays <br />County Official Public Records, (the City of San Marcos 5.2741 <br />acre tract being a portion of the C & G Development tract and <br />the City of San Marcos 18.1443 acre tract being a portion of the <br />Craddock Avenue Partners 174.27 acre tract); <br />
