<br />ADJOINING LOT 14, BLOCK 12 OF THE ORIGINAL TOWN OF SAN MARCOS, HAYS COUNTY,

<br />Being 129 Sq. Ft. of land, part of MLK Street (originally platted as Comal Street), adjoining Lot 14, Block 12 of the
<br />Original Town of San Marcos, Hays County, Texas, according to the plat recorded in Volume 46, Page 448 of the
<br />Deed Records of Hays County, Texas. Said 129 Sq. Ft. of land being more particularly described as follows:
<br />Commencing at a mag nail with washer "Tri Tech" set at the Northwest intersection of MLK Street and Guadalupe
<br />Street for the Southeast corner of Lot 14, Block 12 of the Original Town of San Marcos, said lot conveyed in an
<br />assumption deed from Realcom, Inc. to San Marcos Telephone Company, dated April 1, 1992, recorded in Volume
<br />936, Page 303, Hays County Deed Records, thence with the North margin of MLK Street and the South line of Lot
<br />14, South 81 °27'19 "West, a distance of 78.59 feet to a point in the wall of the brick building at 104 MLK Drive for
<br />the point of beginning.
<br />Thence from the Point of Beginning into said MLK Street, with the East face of said building, South 09 °10'18 "East,
<br />a distance of 1.44 feet to the Southeast corner of said building;
<br />Thence with the front face of said building the following five courses:
<br />South 80 °49'35 "West, a distance of 13.00 feet to a corner of said building;
<br />South 09 °10'34" East, a distance of 1.81 feet to a corner of said building;
<br />South 80 °49'35 "West, a distance of 23.80 feet to a corner of said building;
<br />North 09 °10'34 "West, a distance of 1.81 feet to a corner of said building;
<br />South 80 °49'35 "West, a distance of 13.16 feet to the Southwest corner of said building;
<br />Thence with the West wall of said building, North 09 °10'18" West, a distance of 1.99 feet to a point on the building
<br />in the North Margin of MLK Street and the South line of said Lot 14, from which a mag. nail with washer "Tri Tech"
<br />bears South 81 °27'19" West, a distance of 29.96 feet; and continuing in all a total of 177.97 feet to a City of San
<br />Marcos Disk in concrete for the Southwest corner of Block 12, Original Town of San Marocs;
<br />Thence with the North margin of MLK Drive and the South line of Lot 14, through the interior of said building,
<br />North 81 °27'19" East, a distance of 49.96 feet to the point of beginning and containing 129 Sq. Ft. of land.
