<br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
<br />BEGINNING at a % inch iron rod with aluminum cap found in the asphalt at the
<br />intersection of the east line of L. Flores Blvd. (formorly McKie Street), with the north
<br />line of +Cape..Road, for the..southwost. corner of a 2.22 acre tract, described in .a deed to
<br />Cpc Family Limited Paatttaorstiip., of.'recesrd in Volfiino 877; .page '141,. of the: Official
<br />'Public Records of Days County, Texas; and an ell'caixicr. ofthe herein described tract;
<br />T14ENCE; -with the northerly litre of si d'Cape Road, the following two (2) courses:
<br />1) N 69° 38' 02" E; with the southerly line of said 2.22 acre tract, 181.07 feet to
<br />a bolt found for the southeast corner of said 2.22 acre tract, same being the
<br />most southerly southwest corner of a tract of land called to be 34.96 acres,
<br />described in a deed to Thornton Family Investments, L.P., of record in
<br />Volume 220, Page 169, of the -Deed Records of Hays County, Texas;
<br />2) N 69° 10' 46" E, with the southerly line of said 34.96 acre tract, 115.80 feet
<br />to a point;
<br />THENCE, S 19° 29' 24" 1?, crossing said Cane Road, 56,60 feet to a point in the north

<br />by deed of record in -Volume, 997, Page 273, of the Official Pttblic Records of Hays
<br />County, Texas, mid being the remaining portion of a tract of land called to be 80.72 acres,
<br />described in Volume 133; Page 594, of the Deed Records of Hays County, Texas, said
<br />point being the most easterly southeast corner of the herein described tract;
<br />THENCE, with the southerly line of said Cape Road, the northerly line of said 28.856
<br />acre tract, the following two (2) courses:
<br />1) S68 b 44' 14" W, 283.60 :feet to a point,,from said point, a 5/8 inch iron pipe
<br />found in the southerly line of a Drainage Basement to the State of'Texas, of
<br />arodord in Volutn'e 130, :Page 86,: of the Deed Records of Hays County, Texas,
<br />bears S 79° 33'' 28" E, 77.04 feet;
<br />2) S 44° 07' 00" W, 10.57 feet to a point at the intersection of the south litre of

<br />described in a deed to the City of San Marcos, of record in Volume 288, Page
<br />647, of the Deed Records of Hays County, Texas, now known as L. Flores
<br />Blvd; from said point,. a 5/8 inch iron pipe found in the southerly line of said
<br />Drainage Easement bears S 36° 29' 38" E, 46.78 feet;
<br />THENCE, with the easterly liner of said L. Flores Blvd., and the westerly dine of said
