<br />BEGINNING at a point in the west right-of-way line of State Highway 123, at its intersection
<br />with the northerly line of said Bays Street, said point being the southeasterly corner of said
<br />Bradzoil Unit 1, and the northeasterly corner of the herein described tract; from said point, a %s
<br />inch iron rod with cap marked "KC ENG" bears N 80° 19' 29" W, 0.63 feet;
<br />THENCE, S 040 24' 54" W, with the west right. -of -way line of said State Highway 123, 49.22
<br />feet to a mag nail set at the northeasterly corner of said Lot 1, Block 19, Sunset Acres, said mag
<br />nail being at the intersection of said State Highway 123 with the southerly line of said Hays
<br />Street, for the southeasterly corner of the herein described tract;
<br />THENCE, with the southerly line of said Hays Street, the following two (2) courses:
<br />1) S 42° 44' 17" W, 270.54 feet, to a '/z inch iron rod found for the northwesterly

<br />THENCE, with the northerly line of said Hays Street, the following three (3) courses:

<br />and continuing for a total distance of 202.84 feet to a %2 inch iron rod with cap
<br />marked Pro Tech Eng" found for the southeasterly corner of said Lot 3;
<br />2) S 79° 21' 30" E, 4.13 feet to a'' /2 inch iron rod found for the southwesterly corner of a
<br />tract of land called to be 4.070 acres, described in a deed to The City of San Marcos,
<br />of record in Volume 634, Page 813, of the Real Property Records of Hays County,
<br />Texas;
<br />3) N 42° 44' 17" E, at 59.96 feet, passing a'' /2 inch iron rod found for the most southerly
<br />southeast corner of said 4.070 acre tract, same being the southwesterly corner of said
<br />Bradzoil Unit 1, and continuing for a total distance of 202.98 feet to the POINT OF
<br />BEGINNING containing 0.29 acres of land within these metes and bounds.
