BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. Upon the timely completion of all of the conditions stated in Section 5 of this ordinance, the Future Land Use Plan of the San Marcos Horizons City Master Plan will be deemed to be revised to change the future land use designation from "GC" General Commercial, "CC" Community Commercial and "OS" Open Space to "HDR" High Density Residential, respectively, for: A. Street address: Hunter Road at Wonder World Drive Size: 12.743 Acres, more or less Legal Description: J.M. Veramendi Survey No. 1, Abstract 17, as shown on the map attached hereto as Exhibit 1. Deed reference: Volume 1685, page 322-326 of the General Warranty Deed Records of Hays County, Texas, and more particularly described in Exhibit 2, Land Use Plan. B. Street address: Hunter Road at Wonder World Drive Size: 9.761 acres more or less is Legal Description: J.M. Veramendi Survey No. 1, Abstract 17 as shown on the map attached hereto as Exhibit 1 Deed reference: Volume 752, pages 33-42 of the General Warranty Deed Records of Hays County, Texas, and more particularly described in Exhibit 2, Land Use Plan. SECTION 2. Upon the timely completion of all the conditions stated in Section 5 of this ordinance, the Official Zoning Map of the City, as described in Section 4.1.2.2 of the City Land Development Code, will be deemed to be amended to establish the zoning for the following two tracts of real property (collectively, the "Project Site"), which are presently zoned as "GC" General Commercial District, as a "PDD" Planned Development District, with base zoning as MF-18 Multi-Family District: A.
