BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. Upon the timely completion of all of the conditions stated in Section 5 of <br />this ordinance, the Future Land Use Plan of the San Marcos Horizons City Master Plan will be <br />deemed to be revised to change the future land use designation from "GC" General Commercial, <br />"CC" Community Commercial and "OS" Open Space to "HDR" High Density Residential, <br />respectively, for: <br />A. Street address: Hunter Road at Wonder World Drive <br />Size: 12.743 Acres, more or less <br />Legal Description: J.M. Veramendi Survey No. 1, Abstract 17, as shown on the <br />map attached hereto as Exhibit 1. <br />Deed reference: Volume 1685, page 322-326 of the General Warranty Deed <br />Records of Hays County, Texas, and more particularly described in <br />Exhibit 2, Land Use Plan. <br />B. Street address: Hunter Road at Wonder World Drive <br />Size: 9.761 acres more or less is <br />Legal Description: J.M. Veramendi Survey No. 1, Abstract 17 as shown on the <br />map attached hereto as Exhibit 1 <br />Deed reference: Volume 752, pages 33-42 of the General Warranty Deed Records <br />of Hays County, Texas, and more particularly described in <br />Exhibit 2, Land Use Plan. <br />SECTION 2. Upon the timely completion of all the conditions stated in Section 5 of <br />this ordinance, the Official Zoning Map of the City, as described in Section 4.1.2.2 of the City <br />Land Development Code, will be deemed to be amended to establish the zoning for the following <br />two tracts of real property (collectively, the "Project Site"), which are presently zoned as "GC" <br />General Commercial District, as a "PDD" Planned Development District, with base zoning as <br />MF-18 Multi-Family District: <br />A. Street address: Hunter Road at Wonder World Drive <br />Size: 12.743 Acres, more or less <br />Legal Description: J.M.
