<br />most easterly north corner of that 4.118 acre tract called "Tract
<br />one" conveyed by H. Garland Stokes, et ux, to James T. Bufkin by
<br />deed dated February 13, 1974, and recorded in Volume 265, Page
<br />709, of the Hays County Deed Records, the northwest corner of the
<br />Bufkin 2.745 acre tract, and the northwest corner and PLACE OF
<br />BEGINNING of this tract;
<br />THENCE leaving the PLACE OF BEGINNING and the Bufkin 4.118
<br />acre tract as shown on plat number 269-10B prepared for James T.
<br />Bufkin by James E. Byrn, Registered Public Surveyor, of San
<br />Marcos, Texas, dated January 10, 1977 with the coma-non line of the
<br />U.S. Highway Number 81 (Loop 82) and the Bufkin 2.745 acre tract,
<br />North 87° 47' East 104.53 feet to an iron pipe found for the
<br />northeast corner of this tract, the Bufkir- 2.745 acre tract and
<br />the northwest corner of that 2.775 acre tract conveyed by H.
<br />Garland Stokes to Trans-Texas Motels, Inc. by deed dated May 9,
<br />1973, and recorded in Volume 258, Page 725, of the Hays County
<br />Deed Records, from which an iron pipe found for the northeast
<br />corner of the Trans-Texas Motels, Inc. 2.775 acre tract bears
<br />North 87° 47' East 104.25 feet;
<br />THENCE leaving U.S. Highway Number 81 (Loop 82) with the com-
<br />mon line of the Bufkin 2.745 acre tract and the Trans-Texas
<br />motels, Inc. 2.775 acre tract South 01° 21' East 271.25 feet to an
<br />iron rod set for the southeast corner of this tract, from which an
<br />iron pipe found for the easternmost corner of the Bufkin 2.745
<br />acre tract and a re-entrant west corner of the Trans-Texas Motels,
<br />Inc. 2.775 acre tract bears South 01° 21' East 150.15 feet;
<br />THENCE leaving the Trans-Texas Motels, Inc. 2.775 acre tract
<br />and crossing the Bufkin 2.745 acre tract the following calls num-
<br />bered one and two:
<br />1. South 88° 39' blest 29.41 feet to a concrete monument
<br />set, and
<br />2. North 43° 35' Rest 252.00 feet to a concrete monu-
<br />ment set for the west corner of this tract on the
<br />common line of the Bufkin 2.745 acre tract and the
<br />Bufkir. 4.118 acre tract, from which an iron pipe
<br />found for the west corner of the Bufkin 2.745 acre
<br />tract and a re-entrant east corner of the Bufkin
<br />4.118 acre tract bears South 47° 16' West 228.97
<br />feet;
<br />THENCE with the common line of the Bufkin 2.745 acre tract
<br />and the Bufkin 4.118 acre tract North 47° 16' East 125.71 feet to
<br />the PLACE OF BEGINNING. There are contained within these metes
<br />and bounds 33,980 square feet of land as surveyed on the ground
<br />during October, 1976, and January, 1977, under the direction of
