<br />East corner of the said McClanahan 12.59 acre tract, for the most
<br />Easterly corner of the tract herein described;
<br />THENCE, with the Southeast line of the said McClanahan 12.59 acre
<br />tract, S. 450 52' W., 777.30 feet to an iron stake at the South
<br />corner of the said McClanahan 12.59 acre tract, the East corner
<br />of the aforementioned Lot 8, for a corner of the tract herein
<br />described;
<br />THENCE, leaving the said McClanahan 12.59 acre tract, with the South-
<br />east line of the said Lot 8, S. 45° 46' W., 1316.55 feet to the POINT
<br />OF BEGINNING containing 40.16 acres of land, more or less; field notes
<br />prepared September, 1981 from Public Records by Richard Taylor, of
<br />Pro-Tech Engineering Group, Registered Public Surveyor #3986, to be
<br />zoned "C" (Commercial District);
<br />SECOND TRACT: Being 2.59 acres of land, and being that portion of
<br />Lot No. Eight (8), of said Shadrach Dixon Subdivision which lies
<br />Northwest of the International and Great Northern Railroad Company
<br />right-of-way and Southeast of the right-of-way of the San Marcos-
<br />Kyle Mountain Road, which 2.59 acres of land is described by metes
<br />and bounds as follows, to-wit:
<br />BEGINNING at a concrete monument which is on the Northeast line of
<br />that 60-acre tract of land which was designated as Lot No. 8 on the
<br />Shadrach Dixon Subdivision map, which is of record in the Hays
<br />County Deed Records in Volume E, Page 349, and which concrete monu-
<br />ment is on the Northwest line of the International and Great Northern
<br />Railroad Company right-of-way as found fenced, said concrete monument
<br />being also N. 451 01' W., 1802.76 feet distant from the most Easterly
<br />corner of the aforementioned Lot No. 8;
<br />THENCE, with the Northeast line of that tract of land which was con-
<br />veyed by M. M. Wren, Sheriff, to Otis H. Gary in accordance with a
<br />deed now of record in the Hays County Deed Records in Volume 117,
<br />Pages 475-477, N. 45° 01' W., 104.55 feet to a concrete monument
<br />which is on the Southeast line of the old San Marcos-Kyle Mountain
<br />Road;
<br />THENCE, with the Southeast line of said road, S. 46° 06' W., 1012.37
<br />feet to the North corner of that .82-acre tract of land which was
<br />conveyed by James W. Gary and wife to Humble Oil and Refining Com-
<br />pany in accordance with a deed now of record in Hays County Deed Re-
<br />cords in Volume 97, Pages 454-455;
<br />THENCE, with the Northeast line of the Humble Oil and Refining Company
<br />tract of land, and with the Northeast face of a fence, S. 440 41' E.,
<br />118.77 feet to an iron stake which is on the Northwest line of the
<br />International and Great Northern Railroad Company right-of-way as
<br />found fenced in May, 1954;
<br />THENCE, with the Northwest line of the right-of-way as found fenced,
<br />N. 450 18' E., 1012.83 feet to the PLACE OF BEGINNING, containing
<br />2.59 acres of land, according to a survey of said property upon the
<br />ground made by Orin E. Metcalfe, Civil Engineer and Licensed Land
<br />Surveyor, in the month of May, 1954, to be zoned "C" (Commercial
