.77 <br />THE STATE OF TEXAS <br />WARRANTY DEED <br />THE COUNTY OF HAYS <br />KNOW ALL MEN BY THESE PRESENTS: <br />That the City of San Marcos, Texas,a municipal corporation <br />of Hays County, existing by and under authority of the State <br />of Texas, acting through its Mayor, Emmie Craddock, duly auth- <br />orized by ordinance enacted on December 14, 1981, hereinafter <br />called "Grantor", for and in consideration of the sum of Three <br />Thousand Five Hundred Dollars ($3,500.00) in hand paid by Carmen <br />R. Esquivel, 1007 Dailey Street, San Marcos, Texas, 78666, Hays <br />County, Texas, hereinafter called "Grantee", the receipt of <br />which is hereby acknowledged, has GRANTED, SOLD AND CONVEYED, <br />and by these presents does GRANT, SELL AND CONVEY, to Grantee <br />all the following described property, to-wit: <br />All of Lot No. Twelve (12) of Guerrero's Re- <br />Subdivision of the Southwestern one-half of <br />Lot or Tract No. Three (3) of A.F. Weatherford's <br />Subdivision of a tract of 162.3 acres out of the <br />J.M. Veramendi League No. One (1), in Hays County, <br />Texas,according to the map or plat of said Guerrero's <br />Re-Subdivision of record in Volume 146, Page 639, <br />Hays County Deed Records. <br />TO HAVE AND HOLD the above-described premises, together <br />with all and singular, the rights and appurtenances thereto in <br />anywise belonging, unto the said Grantee, her heirs and assigns <br />forever, <br />And, Grantor does hereby bind itself, its legal representatives <br />and assigns, to WARRANT AND FOREVER DEFEND all and singular the <br />said premises unto the said Grantee, her heirs and assigns against <br />every person whosoever lawfully claiming or to claim the same, or <br />any part thereof subject to any and all valid and subsisting
