gill � <br />Section lo: Lighting <br />10.1 Street Lighting <br />Lighting should be provided to improve the safety of streets or alleys and the ease and comfort of <br />operation. Properly design street lighting and parking lot lighting will improve comfort and visibility <br />at night. This should improve and encourage vehicular and pedestrian movement. <br />• To preserve the night sky, the sub - divider will install a standard provider street light at all <br />intersections along the spine road(s) at intervals no less than 600 feet along the spine road(s). <br />• Streetlights shall be installed by the sub - divider at the end of cul -de -sacs and shall have no greater <br />distance than 600 feet between them within or abutting the subdivision. <br />10.2 Non- Street Lighting <br />The intent is to enhance day and night time appearances, establish a safe environment for residents, <br />occupants and employees and minimize light pollution, while minimizing glare and light trespass onto <br />adjacent properties.. <br />• Lighting for security and visibility shall be installed at the subdivider's discretion within parks and <br />open spaces. <br />• The lighting of all parks, open spaces, parking areas, pedestrian walkways, entrances, and exterior <br />portions of the site shall be designed for its specific task and shall comply with the provisions of <br />Chapter 6, Article 5 of the City of San Marcos Development code attached in the Appendix. <br />• Lighting shall be: vandal - proof; compatible with building architecture; and, scaled (dimension and <br />intensity) to complement its location context. <br />• Lighting shall not be obscured by landscaping. <br />• Lighting for security will be dark sky compatible, and energy conserving. <br />• To preserve the night sky, lighting shall be compatible with the design that may employ <br />programmed power reduction in combination with motion sensors to allow for maximum <br />reduction in energy use. <br />• Non - Street lighting shall be a coordinated family of fixtures that are compatible with the overall <br />look and feel of Trace. <br />Section » Signage <br />There will be a hierarchy of signage and monumentation throughout the project. Public signage such <br />as traffic signs, street signs and safety signs will comply with current city and traffic standards. The <br />signage described below and shown in Illustration 40: Entry Monument and Signage Plan are related <br />to only private signage. Conceptual locations and sign types are included in that illustration. <br />Sigange shall comply with Article 3: Signs within the City of San Marcos Land Development Code. If <br />the provisions of the standards below are inconsistent with the provisions of the Land Development <br />Code, the standards below shall control. <br />The signs will meet applicable safety codes, however they will be designed to reinforce the vision <br />and aesthetic of the Trace Community and tie into the overarching aesthetic of the surrounding <br />amenities and landscape. <br />Electronic and flashing signage shall be prohibited. <br />I: <br />
