P TRA\CE <br />addition, a Fire Station that will be partially funded by the Trace Development is proposed to <br />be located within Planning Area 6 as indicated in Illustration 7: Concept Zoning Plan. Timing <br />and completion of the proposed Fire Station will coincide with the approved Fire Station <br />agreement. <br />Development - Phase 3 will complete the internal circulation by constructing Road Segment <br />D which connects all internal road segments including Segments A, B and C and will service the <br />remaining Planning Area 13. The remainder of Planning Area 3 which will contain the public <br />park areas will be completed with this phase. <br />Illustration 8: Phasing Plan <br />Section 3 Public Space <br />The Trace development will include approximately eighty four (84) acres of parks and open space and <br />z to 3 miles of trails designed to preserve the natural landscape and create a shared sense of <br />community within the project. A 12 acre school site will also be offered to the school district for <br />development of an elementary school as well as a 3 acre site for the development of a fire station. <br />1 <br />
