� T R A\C E <br />Parkland to be dedicated to the city will total 30.3 acres which is in excess of the City of San Marcos <br />requirement of 22.4 acres. <br />• Land proposed for dedication as public parkland or open space shall be designated on the final <br />plat for that phase or section of the project. <br />• Parks and open space improvements shall be constructed and accepted in the same manner <br />as public improvements, prior to final plat recordation or fiscal surety provided in accordance <br />with applicable ordinances, and within the phases identified. <br />• If the developer intends to provide fiscal surety in -lieu of construction of improvements prior <br />to final plat approval, Design Development Drawings for proposed parks and open space <br />improvements shall be submitted for review at the time of preliminary plat submission in order <br />to determine /verify amount of fiscal surety. <br />• Cost for construction of parks and open space, both public and private, shall be borne by the <br />developer. <br />• Typically open space requirements would be satisfied for each phase of a multi - phased <br />residential development, however if open space is not to be provided proportionally among <br />phases of development, the applicant shall execute a reservation of open space in a form that <br />will assure the City that such open space will be provided. All open space within the PDD shall <br />be provided prior to completion of development within the district. <br />• Parkland shall be easily accessible for the public and open to public view so as to benefit area <br />residents, enhance the visual character of the City, protect public safety and minimize conflicts <br />with adjacent land uses. <br />• Land dedication for public use and maintenance shall have a minimum of 150 feet of frontage <br />on a Local or Collector Street. <br />• All public parkland must be accessible and any proposed development adjacent to a public <br />park or opens space area shall not restrict reasonable access or visibility into the park. <br />• All parks will have at least 2-Sides visible from public streets and the terrain of Trace is gentle <br />enough that physical accessibility challenges are readily managed. <br />• Parkland shall be safely accessed by pedestrians, especially children. <br />• Public parkland and open space shall comply with Land Development Code parking <br />requirements. <br />• Public parkland and open space land improvements shall be reviewed by the appropriate city <br />staff to approve material selection on surfaces within publicly owned areas. <br />• Parkland construction documentation shall be required to be reviewed and approved <br />administratively by the City of San Marcos Parks Department and Site and Building permit <br />approvals shall be required by the Planning and Development Services Department. <br />• No private drainage or storm water detention facilities or amenities not directly serving park <br />purposes shall be permitted in dedicated parkland or open space <br />HIM <br />
