T R A\ C E <br />3.3.1 Public Central Park <br />A public Central Park of approximately 9 acres will provide over 7 acres of public space as well <br />as a private z acre Homeowner Amenity Center. One of the goals of Trace was to create <br />connectivity to the open space and parks as well as deliver recreational and passive facilities <br />to meet the diverse needs of its residents. The recreational and amenity centerwill be centrally <br />located so that it can be easily accessed by pedestrian, bicycle or vehicles. Greenspace trails <br />and breaks in lot blocks will provide convenient and direct pedestrian routes to this central <br />amenity to form a cohesive community. <br />• Public Central Park: On -Site trees shall be provided at a rate of one (1) tree per 30 lineal <br />feet of street frontage and shall be clustered and located in a way that provides <br />programing for active spaces; minimum two (2) inch caliper. A minimum of 50% of required <br />trees must be shade trees. <br />• Homeowner Amenity Center: On -site trees shall be provided at a rate of one (1) tree per <br />l000 square feet of undeveloped area; minimum of z inch caliper. A minimum 50% of <br />required trees must be shade trees. <br />3.3.2 Pocket Parks <br />Trace will include a minimum of five family friendly pocket parks centrally located within the <br />different sections of the community. <br />• These pocket parks will range in program, size and orientation to respond to the various <br />product types and demographic expected in the respective section. <br />• Pocket Parks shall be a minimum of % acre in size. <br />• They shall be designed to function as the neighborhood gathering spaces for interaction, <br />play and encourage engagement with the outdoors. <br />• Some of these pocket parks will be completely surrounded by residential streets with no <br />houses backing up to them as shown in Illustration 15, however a few of the pocket parks <br />are located with houses backing up to them as shown on Illustration 13. In this case, no <br />more than 20 lots shall back up to the pocket park. <br />• Pocket Parks shall have at least two access points from the residential streets as shown on <br />Illustration 13. <br />• All lots backing up to these pocket parks shall have tubular steel view fencing with a gate <br />to allow for easy access from those houses to the park area as shown in Illustration 13. <br />• On -site trees shall be provided at a rate of one (1) tree per l000 square feet of park area; <br />minimum of z inch caliper.
