4 " oi& <br />T R A\C E <br />3.3.3 Open Space Trails and Boulevard Trails <br />Trace will provide z to 3 miles of trail system that follows the terrain and makes natural <br />features accessible for learning and observing. <br />• The trail system will provide access throughout the Community that minimizes potential <br />conflicts with automobile traffic. <br />• The trail system will connect the commercial, the corporate campus, the multi - family and <br />single family areas so that residents can live, work, and play within the Trace Community <br />without getting in a car. <br />• The trails will range in width and surface to respond to the projected use and location. <br />Trails along the main transportation corridors will be larger (10 to 12 feet width) and <br />permanent concrete surfacing to allow for younger pedestrians and cyclists to traverse <br />the property while minimizing interactions with vehicular traffic. <br />• Other trails may be decomposed granite, mulch or mowed trails through restored <br />wildflower meadows. Widths will be mutually agreed upon between the developer and <br />the City of San Marcos Parks Department and will vary from 6' minimum up to 12' where <br />projected traffic warrants <br />• Trees shall be provided at a rate of 1 tree per 50 linear feet of trail; minimum of z inch <br />caliper, except along portions of trail located within Environmental Buffer areas and within <br />the Electrical Easement. Trees shall be clustered and located adjacent to trails and /or <br />adjacent street frontage. <br />3.3.4 Parkland and Open Space Walking Distance <br />• One of the goals of the Trace Master Planned Community was to provide parks, open space <br />and trails within walking distance of its residents. 989 of the Trace project is within % mile <br />of either a park, a trail or an open space area. The only area not within A mile walking <br />distance of a park, open space or trail is Planning Area 3 located at the corner of Posey <br />Road and Old Bastrop Highway. Street connections between residential neighborhoods <br />shall be provided, wherever possible, to provide reasonable access to parks and open <br />space areas. <br />• Proposed access and public availability, both physical and visual, of parkland shall be <br />reviewed by the City's Community Services Director and approved by the Planning and <br />Zoning Commission during platting. <br />. 1= •� <br />
