VAN HORN SURVEY, ABSTRACT NO. 464, HAYS COUNTY, TEXAS, AND BEING A PORTION OF THAT CERTAIN 248.77 ACRE TRACT CONVEYED TO JOQ -SAN MARCOS VENTURES L.P. BY DEED OF RECORD IN VOLUME 1820, PAGE 715, OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS; SAID 14.294 ACRES BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING, at a 1 -inch iron pipe found in the north right -of -way line of Old Bastrop Highway (r.o.w. varies), being the southeast comer of that certain 85.00 acre tract conveyed to San Marcos 197 Acre Associates, LLC, by Deed of record in Volume 4015, Page 562, of said Official Public Records, also being an angle point in the west line of said 248.77 acre tract, for an angle point in the westerly line hereof; THENCE, leaving said north right -of -way line, along the east line of said 85.00 acre tract, being the west line of said 248.77 acre tract, the following three (3) courses and distances: 1.)
