TRA\CE <br />4.4 Block Lengths <br />• Residential blocks in Trace shall not exceed eleven hundred (1,1oo) feet in length nor be less than <br />six hundred (600) feet. <br />• Commercial blocks in Trace shall not exceed one - thousand six - hundred and fifty (1,650) feet in <br />length. <br />4.5 Horizontal Alignment <br />• The horizontal approach to an intersection should be tangent for a length of 50 -100 feet. <br />• The desirable angle of intersection is 90 degree. Intersections skewed at angles less than 80 <br />degrees or more than loo degrees should be avoided but are allowed within Trace due to specific <br />reasons concerning site constraints such as avoidance of environmentally sensitive areas, <br />topography or engineering design. <br />4.6 Street Trees <br />• Street trees shall be provided along Street Sections AA, BB, CC, DD and EE at one (1) shade tree <br />per 30 lineal feet of street frontage. Shade trees shall range in caliper size of z" to 4" with an <br />average calliper size of 3" and be spaced at 30' on center. <br />• Street trees shall be provided along Enhanced Residential Streets at one (1) shade tree per 50 lineal <br />feet of street frontage, as required by Section 6.1.1.4(2) of the LDC. Shade trees shall be a minimum <br />caliper size of z ". <br />• Along Street Sections AA, BB, CC, DD and EE ornamental trees shall be provided at one (1) <br />ornamental tree per five (5) shade trees and be of a minimum caliper size of z ". <br />• Street trees shall be provided within the median of Street Sections AA, BB, DD, and EE at one (1) <br />ornamental tree per 30 lineal feet of street frontage; minimum of z" caliper. <br />• Street trees shall be provided within the median of Street Sections CC at two (z) trees per 30 lineal <br />feet of street frontage; minimum of z" caliper. A minimum of 50% of required street trees may be <br />ornamental. However, this requirement may be lessened or decreased at the discretion of the <br />Director of Engineering and Capital Improvements. <br />• Trees installed along Street Sections AA, BB, CC, DD and EE and maintained by the HOA, will be <br />watered with an HOA installed, monitored and maintained irrigation system. The trees will be <br />watered by bubblers (z /shade tree and 1 1ornamental tree). <br />• On single family lots 40 feet in width or less, two shade trees are required per lot by Section <br />6.1.1.4(d) (1); one of these trees may count towards the one required street tree. <br />• One street tree will be required per lot for all lots 40 feet or less throughout the entire subdivision. <br />• Street trees located along Enhanced Residential Streets shall be installed at the time of <br />construction of improvements by the builder and shall be warrantied by the builder for a minimum <br />period of z years. <br />• Street trees shall be provided along all Posey Road and Old Bastrop Road frontage at a rate of one <br />(1) tree per 50 feet of linear frontage. <br />36 <br />
