T R A\ C E <br />Section 6: Architectural Design <br />6.1 Single Family Residential <br />Except for the standards outlined below, the Property and the Project shall be subject to the existing <br />City Code of Ordinances, Subpart B - Land Development Code, Chapter 4, Article 2, Division 1- Section <br />4.2.1.5 - SF -6, Single - Family District; Section 4.2.1.6 - SF -4.5, Single - Family District; Section 4.2.1.9 - TH, <br />Townhouse Residential District; and Section 4.2.1.10 - PH -ZL, Patio Home, Zero - Lot -Line Residential <br />District Design Standards attached in Appendix. <br />The Standards outlined below reflect superior requirements than the existing City Code of Ordinances. <br />If the provisions of the standards below are inconsistent with provisions found in the existing City <br />Code of Ordinances, the standards below shall control. Trace shall require the following Single Family <br />Residential Architectural Standards. <br />• A concise checklist shall be developed with Planning Department Staff to enforce architectural <br />regulations and site plan regulations and to provide efficient staff review at the time of permit/ <br />plan review. This concise checklist shall be completed prior to the first Concept Plat submittal. <br />6.1.1 Variation <br />• Each block face shall contain a mix of one and two story units. <br />• A maximum separation of 3 units shall be maintained between one and two story units. <br />• Each block face shall contain a variety of building elevations with no more than two of the <br />same building elevation on repeating floor plans. <br />• Variety in building elevations shall be achieved along the main fa4ade by utilizing a <br />minimum of two (2) of the following: balcony, porch, dormer window, bay window, and /or <br />single car garage bays. <br />• A separation of at least 4 lots shall be maintained for any floor plan with repeating <br />elevations. <br />• Each block face shall contain variety in primary roof design of single family residential <br />homes. <br />• A variety of architectural styles shall be encouraged within all of Trace. <br />• Each block face shall contain a mix of homes with varied colors. A minimum separation of <br />at least 3 units shall be maintained between repeating houses with similar paint color. <br />Color variation may be achieved through a change in primary material. <br />6.1.2 Form & Scale <br />A minimum of two of the following architectural details shall be required along all facades <br />fronting and siding -up to a public street: decorative roof eaves, decorative columns and /or <br />supports, belt courses, cornice, porch railings, window boxes, decorative window and <br />door surround or similar architectural details that provide scale and visual interest. <br />W <br />
