<br />CITY OF SAN MARCOS BY DEED RECORDED IN VOLUME 1080, PAGE 874, OF THE OFFICIAL
<br />PUBLIC RECORDS OF HAYS COUNTY, TEXAS, SAID 0.0458 ACRE TRACT, AS SHOWN ON
<br />ACCOMPANYING RIGHT-OF-WAY SKETCH PREPARED THIS DATE BY C.S.C.I. FOR THIS
<br />PARCEL, IS MORE PARTICULARLY DESCRIBED AS FOLLOWS:
<br />BEGINNING at a 1/�" iron rod, with TXDOT aluminum cap, found on the proposed southwest
<br />right-of-way line of State Highway RM 12 (RM 12), being 74.93 feet right of Engineers
<br />Centerline Station 595+15.10, on the common easterly line of the said 4.337 acre tract, the
<br />westerly line of that 659.9 acre tract as conveyed to Frost National Bank, Trustee of the Freeman
<br />Educational Foundation, by deed recorded in Volume 359, Page 863 of the Deed Records of
<br />Hays County, Texas, and the southwest corner of the 0.464 acre tract, described as Exhibit C,
<br />conveyed to Hays County, Texas for right-of-way of RM 12 by deed recorded in Volume 4264,
<br />Page 511 of the said Official Public Records, from which a'/2" iron rod found for an angle point
<br />on the common easterly line of the 4.337 acre tract and westerly line of the 659.9 acre tract, bears
<br />S43123'37"W, for a distance of 587.66 feet, said beginning point having Texas State Plane
<br />Coordinates of N = 13,878,869.93' and E = 2,288,828.19';
<br />I) THENCE, N66°45' 13"W, leaving the westerly line of the said 659.9 acre tract
<br />and the said 0.464 acre tract, and crossing through the said 4.337 acre tract, with
<br />the proposed southwest right-of-way tine of RM 12, for a distance of 106.68 feet
<br />to a %:" iron rod, with TXDOT aluminum cap, found 72.59 feet right of Engineers
<br />Centerline Station 594+08.90, on the common westerly line of the said 4.337 acre
<br />tract, the easterly line of the remainder of that 200.00 acre tract, described as Tract
<br />3, conveyed to the San Marcos Baptist Academy Foundation by deed recorded in
<br />Volume 1871, Page 783 of the said Official Public Records, and the southeast
<br />corner of that 0.005 acre tract, described as Exhibit B, conveyed to Hays County,
<br />Texas for right-of-way of RM 12 by deed recorded in Volume 4389, Page 30 of the said
<br />Official Public Records, from which a'/Z" iron rod found for the southwest corner of
<br />the said 4.337 acre tract, bears S43122'25"W, at 74.92 feet pass a '/Z" iron rod
<br />with cap found for an angle point on the easterly line of that 8.73 acre tract as
<br />conveyed to Lazy Oaks Ranch, L.P. by deed recorded in Volume 3772, Page 232
<br />of the said Official Public Records and continuing with the easterly line of the
<br />said 8.73 acre tract, for a total distance of 1050.92 feet;
