City of San Marcos <br />Water Reuse System <br />Asset Management Plan <br />4.2 Staff Condition Scores for Reuse Facility Assets <br />San Marcos reuse system operation and maintenance and contract operations staff members <br />were asked to rate the condition of reuse system facility asset. San Marcos Staff members <br />assigned condition scores according to the condition descriptions listed below. The scores were <br />then averaged to produce a composite area asset condition score. <br />Score 1 — Good Condition - the asset is in good structural shape, minimal wear, <br />requires only routine preventive maintenance, any major repair or rehabilitation will not <br />be required for at least 10 years <br />Score 2 — Fair Condition — the asset has some normal wear but is <br />physically /structurally sound, minor maintenance and repairs have been performed and <br />the asset may have had some other minor problems, will probably need more work or a <br />major overhaul within the next 10 years <br />Score 3 — Poor Condition — the asset is physically /structurally weak, maintenance and <br />repairs have been on the increase, requires attention and potential physical failure is a <br />concern, should be rehabilitated or replaced within the next 5 years <br />The staff collectively developed a consensus condition score for each facility asset as presented <br />in Table 4.1. The green, yellow, or red color coding for asset condition and risk scores <br />indicating good, fair, or poor condition or low, medium, or high likelihood /risk or consequence of <br />failure are used throughout the AMP. In general, the color red indicates assets of concern that <br />need some near term attention. <br />February 2016 Page 20 <br />
