SECTION 3. The Land Use Matrix in Section 4.3.1.2 is amended to make hospitals a <br />permitted use in areas zoned as (P) Public and Institutional Districts as follows: <br />TYP es of <br />and Uses <br />u n�u�n <br />SECTION 4. The Land Use Matrix in Section 4.3.1.2 is amended to add "Senior <br />Housing Community" as a new land use under the Residential Uses section of the matrix as <br />follows: <br />Types o' <br />�and Us- <br />SECTION 5. Section 6.2.1.2(a), is amended to add minimum off - street parking <br />requirements for Senior Housing Communities as follows: <br />Use <br />Minimum <br />Senior Housing Community <br />1.5 spaces per dwelling unit <br />SECTION 6. Chapter 8, Article 2, Land Use definitions for Zoning Chapter 4, is <br />amended by adding a new definition for "Senior Housing Community" to read as follows: <br />Senior Housing Community means a residential complex containing <br />multifamily, townhomes, or fourplex dwellings designated for and occupied by <br />senior adults of ages 55 or greater. Such facilities may include a congregate meals <br />program in a common dining area, but exclude institutional care such as medical <br />or nursing care and are distinguished from an assisted living facility as elsewhere <br />defined. Maximum density shall be as required b the he applicable zoning district; <br />or if not designated by the zoning district, maximum densitv shall be 14 units tier <br />06104, <br />SECTION 7. In codifying the changes authorized by this ordinance, paragraphs, <br />sections and subsections may be renumbered and reformatted as appropriate consistent with the <br />numbering and formatting of the San Marcos City Code. <br />
