STATE OF TEXAS <br />COUNTY OF HAYS <br />2.30 ACRES <br />W.H. VANHORN SURVEY, A -464 <br />BEING A 2.30 ACRE TRACT OF LAND SITUATED IN THE WILLIAM H. VANHORN <br />SURVEY NO. 107, ABSTRACT NO. 464, HAYS COUNTY, TEXAS, SAME BEING A <br />PORTION OF THAT CALLED 52.93 ACRE TRACT CONVEYED TO BOBBIE <br />POLLARD GILBERT BY CORRECTION WARANTY DEED RECORDED IN <br />VOLUME 2872, APGE 852 OF THE OFFICIAL PUBLIC RECORDS OF HAYS <br />COUNTY TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES <br />AND BOUNDS AS FOLLOWS: <br />BEGINNING at a TXDOT concrete monument found at a corner fence post at the east corner of <br />said Gilbert 52.93 acre tract, same being at the intersection of the northwest line of Interstate <br />Highway No. 35, a 300 foot wide public right -of -way, with the southwest line of Posey Road — <br />C.R. 235, a variable width public right -of -way, for the east corner of the tract of land herein <br />described, and from which a 1" iron pipe found at the north corner of said Gilbert 52.93 acre <br />tract, bears North 46 °42'59" West (N 46 °02' W Record), a distance of 2291.75 feet (2294.9' <br />Record); <br />THENCE South 43 °32'41" West (S 44'15' W Record), along the southeast line of said Gilbert <br />52.93 acre tract and the common northwest line of said Interstate Highway No. 35, a distance of <br />1001.75 feet (1003.7' Record) to a 1/2" iron rod set at a 6" cedar post marking the south corner <br />of said Gilbert 52.93 acre tract and the common east corner of that called 40 acre tract conveyed <br />to Mary Ann Mutter by deed recorded in Volume 581, Page 491 of the Real Property Records of <br />Hays County, Texas, for the south corner of the tract of land herein described, and from which a <br />4" pipe post marking the west corner of said Gilbert 52.93 acre tract bears North 46'16'20" West <br />(N 45° W Record), a distance of 2342.18 feet (2346.0' Record); <br />THENCE North 46 116'20" West (N 45° W Record), along the common line of said Gilbert <br />52.93 acre tract and said Mary Ann Mutter called 40 acre tract, a distance of 100.00 feet to the <br />intersection of said common line with the northwest line of the City Limits of San Marcos, <br />Texas, for the west corner of the tract of land herein described; <br />THENCE through and severing said Gilbert 52.93 acre tract, North 43 132'41" East, along said <br />City Limits, a distance of 1000.98 feet to the northeast line of said Gilbert 52.93 acre tract and <br />the common southwest line of aforesaid Posey Road — C.R. 235, variable width public right -of- <br />way, for the north corner of the tract of land herein described; <br />THENCE South 46 °42'59" East (S 46 °02' E Record), along said common line, a distance of <br />100.00 feet to the POINT OF BEGINNING and CONTAINING 2.30 ACRES OF LAND. <br />BEARING BASIS HEREIN DERIVED BY GPS MEASUREMENTS ADJUSTED BY HARN (HIGH <br />ACCURACY REFERENCE NETWORK) & PROJECTED TO TEXAS STATE PLANE COORDINATES <br />(TEXAS SOUTH CENTRAL ZONE) & NAD83. <br />I, Richard H.
