Landlord at its sole cost and expense shall perform the following items within the Premises prior to the <br />Tenant taking possession of the Premises in accordance with the Commercial Leasehold Construction <br />Addendum: <br />o Construct three (3) offices, one (1) lab, and one (1) clerk space as follows (walls to be <br />floor to ceiling unless indicated otherwise): <br />• "CLERK" space utilizing existing wall facing front door <br />• "LAB" space, minimum 10'x 7; privacy walls will come in about 3' from each <br />corner and can be as short as 6' <br />o "OFFICES" as indicated; A3 doors do not need door knobs <br />o All offices will have phone/internet access, as well as electrical outlets. <br />o HVAC service will be provided to the Premises and distributed as necessary. <br />o No door knobs needed on: staff restroom, office A3 (both), storage, and lab-to -clerk <br />door <br />• Create "STORAGE" room with a minimum wall height of 7'; no door knob <br />• New hallways to be 4' with the exception of "LAB" hallway, which must be a <br />minimum of 36" <br />• Modify one (1) restroom to be ADA compliant <br />• install emergency push bar on rear exit <br />• Existing black ceiling tiles, as well as damaged ceiling tiles will be replaced and light <br />fixtures will be updated to 2x4 lay -in lighting <br />• Existing VCT flooring in the Premises shall remain <br />• All doors, fixtures, and furnishes will be building standard for typical office use <br />• File /Workroom already present In Premises <br />0 <br />
