<br />BEGINNING at a 1/2 inch iron rod found at 87.67 feet right of Engineer's Centerline
<br />Station 175 +35.21, at an angle point in the northeasterly line of the remainder of
<br />said 39.1 acre Hamilton tract, the most southerly corner of a remainder portion of a
<br />26.261 acre tract of land conveyed to Eric and George E. Myers by deed recorded in
<br />Volume 982, Page 599 of the Official Public Records of Hays County, Texas, and a
<br />corner of a 3.2389 acre tract of land conveyed to the City of San Marcos by deed
<br />recorded in Volume 3300, Page 590 of the Official Public Records of Hays County,
<br />Texas, for the Point of Beginning and an angle point hereof;
<br />1) THENCE, South 43 °52159" East, a distance of 104.79 feet, with a
<br />northeasterly line of the remainder of said 39.1 acre Hamilton tract and a
<br />southwesterly line of said 3.2389 acre City of San Marcos tract, to a 5/8
<br />inch iron rod with TxDOT aluminum cap set at 57.76 feet right of Engineer's
<br />Centerline Station 176 +30.81, at the most easterly and most southerly corner
<br />of the remainder of said 39.1 acre Hamilton tract, a southerly corner of said
<br />3.2389 acre City of San Marcos tract and a corner of a 3.9543 acre tract of

<br />southwesterly line of the remainder of said 39.1 acre Hamilton tract and a
<br />northeasterly line of said 8.939 acre City of San Marcos tract, to a 5/8 inch
<br />iron rod with TxDOT aluminum cap set at 100.12 feet right of Engineer's
<br />Centerline Station 175+18.49, in the proposed right -of -way line of F.M. 3407
<br />(Wonder World Drive) and denial of access line, for the most westerly corner
<br />of the herein described tract of land, from which, a 1/2 inch iron rod with
<br />cap marked "Byrn" at the most westerly corner of the remainder of said 39.1
<br />acre Hamilton tract, a corner of said 8.939 acre City of San Marcos tract and
<br />a southerly corner of a 91.19 acre tract of land conveyed to the City of San
<br />Marcos by deed recorded in Volume 1819, Page 631 of the Official Public
<br />Records of Hays County, Texas, bears North 46 °37'50" West, a distance of
<br />588.04 feet;
