MYERS BY WARRANTY DEED EXECUTED ON MARCH 26, 1993, FILED FOR RECORD ON MARCH 26, 1993, RECORDED IN VOLUME 982, PAGE 599 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS, SAID 0.002 OF ONE ACRE OF LAND (70 S.F.) BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS AND AS SHOWN ON THE ATTACHED SKETCH: BEGINNING at a 1/2 inch iron rod found at 87.67 feet right of Engineer's Centerline Station 175 +35.21, at the most southerly and most easterly corner of a remainder portion of said 26.261 acre Myers tract, an angle point in the northeasterly line of the remainder of a 39.1 acre tract of land conveyed to Eva Mae Hamilton by deed recorded in Volume 856, Page 716 of the Official Public Records of Hays County, Texas, and a corner of a 3.2389 acre tract of land conveyed to the City of San Marcos by deed recorded in Volume 3300, Page 590 of the Official Public Records of Hays County, Texas, for the Point of Beginning and an angle point hereof; 1) THENCE, North 43 °48143" West, a distance of 20.59 feet, with a southwesterly line of said 26.261 acre Meyers tract and the northeasterly line of the remainder of said 39.1 acre Hamilton tract, to a 5/B inch iron rod with TxDOT aluminum cap set at 94.30 feet right of Engineer's Centerline Station 175+16.89, in the proposed right --of -way line of F.M. 3407 (Wonder World Drive) and denial of access line, for the most westerly corner of the herein described tract of land, from which, a 1/2 inch iron rod with cap found at the most westerly corner of said 26.261 acre Myers tract, a northerly corner of the remainder of said 39.1 acre Hamilton tract, and a southerly corner of a 91.19 acre tract of land conveyed to the City of San Marcos by deed recorded in Volume 1819, Page 831 of the Official Public Records of Hays County, Texas, bears North 43 048143" West, a distance of 550.99 feet; 2) THENCE, North 48 °50119" East, a distance of 6.92 feet, leaving a southwesterly line of said 26.261 acre Myers tract and the northeasterly line of the remainder of said 39.1 acre Hamilton tract, crossing said 26.261 acre Myers tract, with the proposed right -of -way line of F.M. 3407 (Wonder World Drive and denial of access line, to a 5/8 inch iron rod with TxDOT aluminum cap set at 87.66 feet right of Engineer's Centerline Station 175 +15.03, in a northeasterly line of a remainder portion of said 26.261 acre Myers tract and in a southwesterly line of said 3.2389 acre City of San Marcos tract, at a corner in the proposed right -of -way line of E.M. 3407 (Wonder World Drive) and denial of access line, for the most northerly corner of the herein described tract of land;
