determine bypass creek diversion location and size. Use information to refine 1D model. <br />Analyze bypass channel along Bypass Creek in San Marcos. Create "with project" HEC - <br />RAS model for one or more channel sizes. Run frequency profiles with unsteady flow <br />splits. Prepare "with project" H&H data for Economics for Bypass Creek alternatives. <br />Real Estate: <br />The Real Estate effort required for the Project will consist of the preparation of a Real <br />Estate Plan (REP) and a Gross Appraisal for the recommended plan (if applicable). The <br />REP will contain information in sufficient detail to authorize acquisition of the real <br />property required for the project. The Gross Appraisal will identify the cost of the lands <br />required for the recommended plan. Real Estate investigations and estimates of value will <br />be provided as needed for alternative plans prior to the selection of the recommended <br />plan. Real Estate personnel will provide the real estate portion of the baseline cost <br />estimate, prepare status reports on assigned activities, be involved in preparing, <br />modifying and revising the PPA with the NFS, PL, PM and other affiliated or concerned <br />agencies and attend study team meetings. <br />Independent External Peer Review: <br />A group of professionals that are familiar with specific project related type activities will <br />be assembled for review the proposed the final draftdocument. This review is being <br />performed in accordance with EC 1105-2408 "Peer Revieiv of Decision Documents." <br />This peer group will provide a review of the proposed draft final Feasibility Study to <br />improve project safety and quality of the products provided to the American people. <br />IEPR panels will accomplish a concurrent review that covers the entire decisions <br />document. This panel will address all the underlying engineering, economic, and <br />environmental work, accordingly. The PM is responsible for IEPR coordination with the <br />DDNPCX. <br />Summary Cost Estimates: <br />The table below shows the estimated funds to complete the study to Chief's Report to be <br />$1$M. <br />Draft PMP — XX October 2016 <br />19 <br />
