«Ǿ ¤ ¤ 1 <br /> <br />% <br />Block A and B <br />Las Colinas Development <br />44.390Acres <br />Being 44.390 acres (1,933,615 sq. ft.)of land in the Samuel Craft Survey, Abstract 89, Hays <br />County, Texas, and being a portion of land outof a called 40.241 acre tract and a portion of land <br />out of a called 39.785 acre tract to Flying TZ, LP,described in Volume 3273, Page 149 of the Hays <br />County Official Public Records, (H.C.O.P.R.), and all of a called 1.970 acre tract to Reagan T. <br />Dickerson as described in Volume 1926, Page 735 of the H.C.O.P.R. Said 44.390acretract being <br />more particularly located and described as follows, (Bearings of lines refer to Grid North of the <br />Texas Coordinate System of 1983, (South Central Zone) as computed from GPS vectors); <br />BEGINNING <br />at a 1/2-inch iron rod with a plastic cap stamped “EAGLE” found on the southeast <br />right-of-way line of Interstate Highway 35 (IH35) (right-of-way varies) and being on an easterly <br />boundary line of a called 4.705 acre tract to the State of Texas described in Volume 166, Page 357 <br />of the Hays County Deed Records (H.C.D.R.),at a common westerly cornerof said 40.241 acre <br />tract and a called 85.00 acre tract to San Marcos 197 Acre Associates LLC described in Volume <br />POINT OF BEGINNING <br />4015, Page 561 of the H.C.O.P.R.,for the north corner and of this tract; <br />THENCE, with the common boundary line of said 40.241 acre tract and said 85.00 acre tract, <br />S45°55’06”E (S45°26’11”E),a distance of 1147.37 feetto a5/8-inch iron rod with an aluminum <br />cap stamped “PEAL & ASSOCIATES”set,in the centerline of Street B, (64‘ Right-Of-Way), for <br />the east corner of this tract; <br />THENCE, along the centerline of Street B, the following five (5) courses and distances: <br />1)S43°37’53”W, a distance of 922.12 feet to a 5/8-inch iron rod with an aluminum cap <br />stamped “PEAL & ASSOCIATES”set; <br />2)along the arc of a curve to the lefta length 112.69 feet, having a radius of 500.00 feet, a <br />centralangle of 12°54’49”, and a chord which bears S37°10’28”W,a distance of 112.45 <br />feet to a 5/8-inch iron rod with an aluminum cap stamped “PEAL & ASSOCIATES” set; <br />3)S30°43’04”W, adistance of 126.60feet to a 5/8-inch iron rod with an aluminum cap <br />stamped “PEAL & ASSOCIATES”set; <br />4)along the arc of a curve to the righta length 131.02 feet, having a radius of 500.00 feet, a <br />centralangle of 15°00’50”, and a chord which bears S38°13’29”W,a distance of 130.65 <br />feet to a 5/8-inch iron rod with an aluminum cap stamped “PEAL & ASSOCIATES”set; <br /> <br />
