VERAMENDI SURVEY, <br />ABSTRACT NO. 17, HAYS COUNTY, TEXAS, SAME BEING OVER A PORTION OF LOT 2 <br />OF THE SPRINGTOWN IV SUBDIVISION, AN ADDITION TO THE CITY OF SAN MARCOS <br />ACCORDING TO THE MAP RECORDED IN VOLUME 8, PAGE 199 OF THE HAYS COUNTY <br />PLAT RECORDS, AND ALSO BEING OVER A PORTION OF LOT 5 OF SPRINGTOWN VI <br />SUBDIVISION, AN ADDITION TO THE CITY OF SAN MARCOS ACCORDING TO THE MAP <br />RECORDED IN VOLUME 9, PAGE 278 OF THE HAYS COUNTY PLAT RECORDS AND <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br />BEGINNING at a 1/2" iron rod found marking the most southerly southeast corner of said Lot 2 and the <br />most southerly southwest corner of said Lot 5, for a corner of the tract of land herein described, same <br />being in the north line of the MKT Railroad R.O.W., a 100 foot right -of -way; <br />THENCE departing said Lot 5, North 83 152106" West (N 83 °05'56" W Record) along the common line <br />of said Lot 2 and said M.K.T. Railroad R.O.W., a distance of 78.97 feet to the most southerly southwest <br />corner of the tract of land herein described; <br />THENCE departing said M.K.T. Railroad R.O.W., through and severing said Lot 2, the following <br />courses and distance numbered (1) and (2): <br />1) North 06 °00'16" East, a distance of 51.92 feet to a corner; <br />2) North 06 °09'51" East, a distance of 129.56 feet to a corner in a north line of said Lot 2 and a common <br />south line of aforesaid Lot 5; <br />THENCE North 83 153'12" West (N 83 °05'56" W Record), along a common line of said Lots 2 and 5, a <br />distance of 1.93 feet to a common corner of said Lots 2 and 5, for a corner of the tract of land herein <br />described; <br />THENCE North 06 110142" East (N 06 °54'04" E Record) along an east line of said lot 2 and a common <br />west line of said Lot 5, a distance of 210.58 feet (Record) to a common corner of said Lots 2 and 5, for a <br />corner of the tract of land herein described; <br />THENCE continuing along the common line of said Lots 2 and 5, South 83 °49'18" East (S 83 °05'56" E <br />Record), a distance of 1.69 feet to a corner; <br />THENCE departing said Lot 5, through and severing said Lot 2, North 06 106'48" East, a distance of <br />82.42 feet to the northwest corner of the tract of land herein described; <br />- 1 - <br />
