(8) The proposed use meets the standards for the zoning district,or to the extent <br /> variations from such standards have been requested,that such variations are <br /> necessary to render the use compatible with adjoining development and the <br /> neighborhood. <br /> (b) Conditions. The Planning and Zoning Commission may require such <br /> modifications in the proposed use and attach such conditions to the Conditional Use <br /> Permit as the Planning and Zoning Commission deems necessary to mitigate <br /> adverse effects of the proposed use and to carry out the spirit and intent of this <br /> Section. Conditions and modifications may include but are not limited to limitation <br /> of building size or height,increased open space,limitations on impervious surfaces, <br /> enhanced loading and parking requirements, additional landscaping, curbing, <br /> sidewalk, vehicular access and parking improvements, placement or orientation of <br /> buildings and entryways, buffer yards, landscaping and screening, signage <br /> restrictions and design,maintenance of buildings and outdoor areas, duration of the <br /> permit and hours of operation. <br /> SECTION 7. Section 3.1.1.2 is amended to read as follows: <br /> Section 3.1.1.2 Implementation <br /> (a) The Director is authorized and directed to implement the policies of the <br /> Comprehensive Plan through the activities described therein. Implementation tools <br /> and strategies within Vision San Marcos: A River Runs Through Us are found <br /> throughout the plan and include, but are not limited to: <br /> (1) Preferred Scenario Map. <br /> (2) Land Use Intensity Matrix. <br /> (3) Land Use Suitability Map. <br /> (3) 2035 Vision, Goals and Objectives. <br /> (4) Introduction Section - How to Use This Plan. <br /> (5) All Plan Element Sections. <br /> (6) Neighborhood Character Studies, when adopted. <br /> (7) Process for Updating the Plan Section. <br /> (8) Five Year Action Items Section. <br /> (9) All adopted updates to the plan, figures and addendum. <br />
