EXHIBIT "A" <br />LEGAL DESCRIPTION <br />Tract 1: Being 102.17 acres of land, more or less, out of the Elijah Clark Survey A-84 and the <br />Thomas Forsith Survey A-173, in Hays County, Texas, being the same property conveyed as <br />"Tract 1" by Charitable Gift Deed from Grantor, Grady G. Early, to Grantee, Texas State University <br />Development Foundation, its successors and assigns, recorded in Document No. 17008331, <br />Official Public Records of Hays County, Texas, and being more particularly described by metes <br />and bounds in Exhibit "A" attached hereto. <br />Tract 2: Easement Estate as created and described as "Tract 2" in Charitable Gift Deed recorded <br />in Document No. 17008331, Official Public Records of Hays County, Texas, and being over and <br />across that certain 3.38 acres, more or less, out of the Elijah Clark Survey A-84 and the Thomas <br />Forsith Survey A-173, in Hays County, Texas, and being more particularly described by metes and <br />bounds in Exhibit "B" attached hereto. <br />18 <br />
