Lessor may in its sole discretion make changes to this Agreement (including, without limitation, <br />changes regarding the amount of rent) without Lessee's consent or agreement; provided, however, <br />that such changes shall not be effectiveuntil the first day of the month next following the expiration <br />of thirty (30) days after the date Lessor gives notice of such changes to Lessee. <br />ARTICLE 4:USE AND CARE OF PREMISES <br />4.01.During the terms of this Lease or any renewal thereof, the Premises are to be used by Lessee <br />exclusively for aviation activities. Specifically, the Leased Premises shall be used and occupied for <br />the business of aviation related activities and business including but not limited to: aircraft repair, <br />maintenance, and storage, and for the purpose of selling and servicing aircraft instruments and <br />avionics.The Lessee shall use the Leased Premises in good faith continuously for this purpose <br />throughout the term of this Lease. The Lessee will use good faith efforts to ensure that the Leased <br />Premises are occupied through the term of this Lease. <br />The LeasedPremisesmay not be used for any other purposewithout the prior written consent of <br />Lessor. Any commercial use of the Leased Premisesnot expressly authorized under the terms of <br />this Lease shall be negotiated under separate contract with Lessor.Lesseeshall not at any time <br />leave the LeasedPremises vacant, but shall in good faith continuously, throughout the term of this <br />Lease, conduct on the LeasedPremisesthe type of business described. <br />4.02.The Lesseeshall not place or keep anything on the LeasedPremisesor use the LeasedPremises <br />for any purpose which invalidates any insurance policy carried on the LeasedPremiseswithout <br />the Lessor’s priorwritten consent. The Lesseeagrees that the risk of loss and damage for all <br />property kept, stored or maintained by it within the LeasedPremisesshall be the Lessee’s. <br />4.03.The Lesseeshall not use or permit the use of the LeasedPremisesin any manner whichresults in <br />waste of the LeasedPremises, or constitutes a nuisance, or violates any statute, ordinance, rule or <br />regulation that applies to the LeasedPremises. <br />4.04.The Lesseeshall keep the LeasedPremises, including ramps, signs, sidewalks, service ways, and <br />loading areas adjacent to the LeasedPremises, neat, clean, and free from dirt and trash at all times. <br />The Lesseeshall provide containers for all trash on the LeasedPremises, and shall arrange for the <br />regular removal of the trash at the Lessee’s expense.The Lesseewill provide a dumpster or <br />dumpsters for the LeasedPremisesfor use by Lesseeand its agents, contractors, employees, <br />invitees,and licensees. <br />4.05.The Lesseeshall store all equipment, materials and supplies within the confines of the building <br />located on theLeasedPremises. Outside storage is specifically prohibited without the advance <br />written consent of the Lessor. <br />4.06.The Lessoragrees that the Lesseeshall have access to the runways, taxiways and ramps at the <br />Airportto the same extent as other Airportusers. <br />417 <br />Page of <br /> <br />
