5) the development supported by the District provides the following extraordinary public <br />benefits: <br />a. The City will receive a total of $1,164,231 out of the n e t Developer <br />reimbursement from the proceeds from the issuance of bonds; <br />b. The City may impose a sales and use tax on all eligible property within the <br />District and receive sixty percent (60%) of the revenue collected through a <br />Strategic Partnership Agreement as provided in Section 2.02(a) herein; <br />c. City's land use controls will apply within the District pursuant to a <br />Development Agreement; <br />d. In conjunction with the District, the City will receive parkland and public <br />improvements constructed in accordance with the City's Land Development <br />Code. <br />Therefore, for good and valuable consideration, the receipt and sufficiency of which <br />are hereby acknowledged, including the agreements set forth below, the parties contract as <br />follows. <br />OJI <br />
