s <br /> a <br /> SUBDIVISION <br /> 2. The minor subdivision plat conforms to the approved ARTICLE 3: REVISIONS TO RECORDED PLATS <br /> watershed protection plan(phase 2); <br /> 3. All lots to be created by the plat are already adequately DIVISION 1: GENERAL REQUIREMENTS FOR PLAT REVISIONS <br /> served by all required city utilities and services; and <br /> Section 3.3.1.1 Applicability and Terminology <br /> 4. The plat does not require the extension of any municipal <br /> facilities to serve any lot within the subdivision. The procedures in this Article 3 shall apply only if a property owner <br /> seeks to change any portion of a plat that has been filed of record <br /> with the county or a recorded covenant or restriction applicable to <br /> such plat.The term "replat" includes changes to a recorded plat, <br /> restriction or covenant,whether the change is effected by vacating <br /> the recorded plat and approval of a new plat application, replatting <br /> without vacation, or approving an amended plat. <br /> Section 3.3.1.2 Application Requirements <br /> An application for a replat shall be submitted in accordance with <br /> the universal application procedures in Section 2.3.1.1. Except as <br /> otherwise provided in this Chapter 3. <br /> Section 3.3.1.3 Approval Process <br /> Except as expressly stated otherwise in this Article 3,any change <br /> to a recorded plat or a recorded covenant or restriction applicable <br /> to such plat shall be subject to approval by the Planning and Zoning <br /> Commission under requirements and procedures for approval of a <br /> final subdivision plat application under Section 3.2.3.1. <br /> Section 3.3.1.4 Construction Management <br /> If a replat requires construction of additional improvements,the <br /> provisions of Section 3.4.1.1 shall apply. <br /> Section 3.3.1.5 Recording <br /> The replat shall be filed with the Responsible Official for recording. <br /> DIVISION 2: REPLATS WITHOUT VACATION <br /> Section 3.3.2.1 Applicability <br /> A replat of all or a portion of a recorded plat may be approved with- <br /> out vacation of the recorded plat if: <br /> A. The replat is signed and acknowledged by only the owners of <br /> the property being replatted; and <br /> 3:12 San Marcos Development Code Adopted April 17,2018 <br />
