<br />INDEPENDENT EXECUTOR & TRUSTEE UNDER THE WILL OF JOSEPH FREEMAN (DECEASED), OF

<br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
<br />BEGINNING at a 112 inch iron rod with a 1-112 Inch aluminum cap stamped "Texas Dept of Tran" found In
<br />the east right-of-way line of said Wonder World Drive, being an angle point in the northerly line of said'.
<br />659.9 acre remainder tract and an angle point in the easterly line of that called 6.4500 acre tract of land
<br />described in the Special Warranty Deed to the City of San Marcos, of record In Volume 3100, Page 712,
<br />Official Public Records of Hays County, Texas, same being the most northerly corner of that called 6.8069
<br />acre tract of land described in the Special Warranty Deed to the City of San Marcos, of record in Volume
<br />3197, Page 401, Official Public Records of Hays County, Texas, same being an angle point In the westerly
<br />line of that called 114 acre tract described as "Tract 1" in the Executor's Deed to Maria Di. Sams & Marvin
<br />C. Wills, Jr., Co -Trustees of the Marvin C. Wills Family Trust, of record in Volume 3394, Page 424, Official
<br />Public Records of Hays County, Texas, for the most southerly corner and POINT OF BEGINNING of the
<br />tract described herein, from which a 112 Inch iron rod with a 1.1/2 inch aluminum cap stamped "Texas Dept
<br />of Tran" found In the west right -cif -way line of said Wonder World Drive, being an angle point in the
<br />northerly line of said 659.9 acre remainder tract, same being the most southerly corner of said 6.4500 acre
<br />tract, same being, the northwest corner of said 6.8059 acre tract, bears, S 36°27'05" W, a distance of
<br />243.79 feet;
<br />THENCE with the east right-of-way line of said Wonder World Drive, also with the interior lines of said
<br />659.9 acre remainder tract and said 6.4500 acre tract, with the west line of the tract described herein, the
<br />following two (2) courses and distances:
<br />1. N 1.9°3442" W, a distance of 83.03 feet to a TXDOT type 11 monument found at the beginning of a
<br />curve to the left,
<br />2. with the arc of said curve to the left, having a radius of 2009.86 feet, an arc length of 276.99 feet,
<br />and a chard which bears N 23°34'40" W, a distance of 276.67 feet to a 112 Inch Iron rod with plastic
<br />cap stamped "BCG" set at the intersection of the east right-of-way line of said Wonder World Drive
<br />with the south right-of-way line of said Old Ranch Road 12, being an angle point in the interior lines
<br />of said 659.9 acre remainder tract and said 6.4500 acre tract, for the most westerly corner of the
<br />tract described herein;
<br />THENCE leaving the east right-of-way line of said Wonder World Drive and with the south right-of-way line
<br />of said Old Ranch Road 12, also with the Interior lines of said 659.9 acre remainder tract and said 6.4500
<br />acre tract, with the north line of the tract described herein, the following three (3) courses and distances:
<br />1. N 37°48-08" E, a distance of 46.59 feet to a 1/2 inch Iron rod with a 1-1/2 Inch aluminum cap

<br />2. N 58°50'07° E, a distance of 47.11 feet to a 1/2 inch iron rod with a 1-1/2 Inch aluminum cap
<br />stamped `Texas Dept of Tran" found at the beginning of a curve to the right, and
<br />3. with the arc of said curve to the right, having a radius of 440.00 feet, an arc length of 390.22 feet,
<br />and a chord which bears N 84°25'07" E, a distance of 377.56 feet to a painted hole found in
<br />concrete being the most easterly corner of said 6.4500 acre tract and an angle point in the easterly
