With said non -tangent curve to the right, having an are length of 105.76 feet, a radius of 180.00 feet, a <br />delta angle of 33° 39' 56", a tangent length of 54.46 feet, and a chord bearing and distance of <br />N 610 34' 51" E, 104.25 feet, to a point for a Northwesterly comer of this herein described tract of land; <br />N 78° 24' 49" E, a distance of 95.17 feet to a point at the beginning of a non -tangent curve to the left, <br />and being a Northwesterly corner of this herein described tract of land; <br />With said non -tangent curve to the left, having an arc length of 91.50 feet, a radius of 295.00 feet, a <br />delta angle of 171 46' 20", a tangent length of 46.12 feet, and a chord bearing and distance of <br />N 690 31' 39" E, 91.14 feet, to a point for a Northwesterly corner of this herein described tract of land; <br />N 60° 38' 29" E, a distance of 145.64 feet to a point for the most Northerly comer of this herein <br />described tract of land; <br />THENCE continuing across and through said remaining portion of 156.350 acre tract of land, S 41° 40' 53" E, a <br />distance of 1,053.27 feet to a point in the Northwesterly line of said 100.0 acre tract of land, same being the <br />Southeasterly line of said remaining portion of 156.350 acre tract of land, and being the most Easterly corner of <br />this herein described tract of land; <br />THENCE with the common line between said 100.0 acre tract of land and said remaining portion of 156.350 <br />acre tract of land, S 60° 38' 29" W, a distance of 870.05 feet to the POINT OF BEGINNING, and containing <br />15.038 acres of land, more or less.; <br />"This document was prepared under 22 TAC §663.21, does not reflect the results of an on the ground survey, <br />and is not to be used to convey or establish interests in real property except those rights and interests implied or <br />established by the creation or reconfiguration of the boundary of the political subdivision for which it was <br />prepared." <br />Bearings based on Volume 8, Page 277-278, of the Map and Plat Records of Hays County, Texas. <br />Drew *.
