Seller agrees to remove this pile, together with <br /> any other construction debris completely from the Stagecoach Property before the Closing Date. <br /> Notwithstanding anything to the contrary in this contract, Buyer shall have no obligation to close <br /> or purchase the Property if,as of the Closing Date, the spoils pile and any construction debris have <br /> not been completely removed to Buyer's reasonable satisfaction.
