DocuSign Envelope ID: 2CE1A3E3-D194-4667-B43E-97675D701C4C <br />EXHIBIT A <br />Scope of Services <br />Workforce Housing Initiative: <br />(services to include but not be limited to): <br />Assist staff in developing and evaluating RFPs for housing development with City properties to meet <br />Workforce Housing Initiative goals <br />Assist staff in compiling list of available lots <br />Work with staff to identify sites that could be turned into suitable lots <br />Evaluate potential sites for suitability/developability <br />Review and revise development budgets for sites requiring development/utility extensions <br />Assist staff in preparing report to City Manager including budget for currently allocated funds and <br />projecting reasonable budget requests for future efforts <br />Coordinate with builders/developers on construction and development issues as the process progresses <br />Public Services Facility: <br />Participate in development scenario discussions to identify most cost effective delivery methods <br />Participate in spacial allocation discussions with City staff & Jacobs reps to accurately define necessary <br />space - reasonable phasing <br />Review proposed development budgets and engage private sector professionals to confirm or challenge <br />same <br />Participate in drafting the RFP for the proposed improvements <br />Work with Evaluation Team to review and rank proposals received <br />City Hall Complex: <br />Participate in development scenario discussions to identify most cost effective delivery method <br />Participate in spacial allocation discussions with City staff & Jacobs reps to accurately define necessary <br />space <br />Review proposed development budgets and engage private sector professionals to confirm or challenge <br />same <br />Other Services: <br />- Assist staff in negotiating development agreements as necessary <br />- Assist CIP Director on infrastructure planning issues <br />- Consult with staff on the consideration and implementation of projects under the Smart Code <br />- Consult with City Manager and staff on issues related to potential creations of MUD Districts <br />- Provide ombudsman services on specific projects as assigned by the City Manager <br />- Any other special projects identified by the City Manager <br />
