A 214.131 acre tract of land comprised of all of the remaining portion of the 216.403 acre tract <br />described in instrument to Curby D. Ohnheiser recorded in Volume 178, Page 184 in the Official <br />Public Records of Caldwell County, Texas, and all of the 1/4 acre tract described in instrument to <br />Curby D. Ohnheiser recorded in Volume 447, Page 138 in said Official Public Records, in the <br />William Pettus Survey, Abstract 21, Caldwell County, Texas. Said 214.131 acre tract being more <br />fully described as follows, with bearings based on the Texas Coordinate System established for <br />the South Central Zone from the North American Datum of 1983 NAD 83 (NA2011) epoch <br />2010.00; <br />BEGINNING: At a found mag nail on the southeast right-of-way line of F.M. 1984, an 80 -foot <br />right-of-way, at the west corner of said 216.403 acre tract; <br />THENCE: N 48°59'00" E, along and with the southeast right -of --way line of said F.M. 1984, <br />the northwest line of said 216.403 acre tract and the northwest line of said 1/4 acre <br />tract, a distance of 1509.92 feet to a found tie" iron rod with cap marked "LCRA", <br />at the west corner of the 2.952 acre tract described in Volume 447, Page 141 in said <br />Official Public Records; <br />THENCE: Departing the southeast right-of-way line of said F.M. 1984, along and with said <br />2.952 acre tract, the following bearings and distances: <br />S 41'01'00" E, a distance of 300.00 feet to a point; <br />N 48°59'00" E, a distance of 530.00 feet to a point; <br />N 77° 15'02" W, a distance of 212.80 feet to a point; <br />N 63°55'02" W, a distance of 139.34 feet to a found t/z" iron rod with cap marked <br />"L.CRA" on the southeast right-of-way line of said F.M. 1984 and the northwest <br />line of said 216.403 acre tract, at the north corner of said 2.952 acre tract; <br />THENCE: N 48°59'00" E, along and with the southeast right-of-way line of said F.M. 1984 <br />and the northwest line of said 216.403 acre, a distance of 310.35 feet to a found 1/2" <br />iron rod, at the north corner of said 216.403 acre tract; <br />THENCE: Departing the southeast right-of-way line of said F.M. 1984, along and with said <br />216.403 acre tract, the following bearings and distances: <br />Paae I of 2 <br />TOPE firm Registration #470, TBPLS Fm Registration #10028800 <br />San Antonio I Austin I Houston I Fort Worth I Dallas <br />Transportation I Water Resources I Land Development I Surveying I Environmental <br />2000 NW Loop 410, San Antonio, TX 78213 T: 210.375 9000 www.Pape-Dawson.com <br />
