to major San Marcos employers. The project will provide a mix of unit types and will provide <br />a total of 28 accessible units. Additionally, the affordable housing will meet development <br />standards in the San Marcos Development Code, sidewalks will be required along all public <br />streets, and pedestrian connections will be made within the Project boundaries to be consistent <br />with the Cottonwood Creek Master Plan; <br />c. The Project is located in the East Village Medium Intensity Zone; <br />d. The Project is located adjacent to James Bowie Elementary and San Marcos High <br />School. There is a Dollar General store approximately 0.5 miles from the Project. The Project <br />is located in the East Village Medium Intensity Zone which is envisioned to include pedestrian <br />infrastructure as the area develops; <br />e. The Project will provide 320 units for those making 60% of area median income <br />and 56, or 15% market rate units. The project will provide 28 accessible units; <br />L The Project will incorporate wraparound services that provide flexible voluntary <br />social, economic, or education benefits to the residents. Services will include: <br />i. Adult Supportive Services <br />1. Annual income tax preparation offered by an income tax preparation <br />service or IRS certified VITA (Volunteer Income Tax Assistance) <br />program participant. Emphasis will be placed on assisting residents in <br />claiming the Earned Income Tax Credit. <br />ii. Health Supportive Services <br />1. Annual health fair provided by a health care professional <br />2. Weekly exercise classes (offered at times when most residents would <br />be likely to attend) <br />3. Nutritional classes (offered at times when most residents would be <br />likely to attend) <br />4. Dedicated space for on-site medical services <br />iii. Community Supportive Services <br />1. Notary services during regular business hours <br />2. Sending/receiving faxes during regular business hours <br />3. Twice monthly arts, crafts, and other recreational activities (e.g. Book <br />Clubs, creative writing class, etc.) <br />4. Twice monthly on-site social events (i.e. potluck dinners, game <br />nights, Bingo nights, sing -a -longs, movie nights, holiday celebrations, <br />etc.) <br />5. English as a Second Language classes if needed <br />6. After school tutoring of school-age children in coordination with <br />Texas State University <br />
