"' 0 i4W, <br />T R A\ C E <br />1.4 Existing Property Conditions <br />Trace is currently undeveloped agricultural land utilized for grazing and hay production. The property <br />was purchased by its current ownership in tool and has been leased to a local rancher since that time. <br />The Trace Development site has been subjected to long term impacts associated with grazing and <br />erosion over time. The property includes two manmade stock ponds, debris piles, agricultural <br />equipment, cattle pens, and one occupied and two abandoned single family residences. There are no <br />paved roads, or other improvements currently on the subject property. A Natural gas pipeline, <br />reclaimed water line and electric line were identified on the subject property. The occupied house <br />contains a septic system; however no sanitary sewers or septic systems were identified near the two <br />abandoned residences. Utilities include overhead electrical power lines with non -PCB pole mounted <br />transformers. Native grasses currently cover most of the subject property. <br />The property is east of the Edwards Aquifer recharge zone on deep Blackland Prairie soils. The area <br />surrounding the subject property may be generally described as rural, transitioning to suburban. <br />Nearby properties have been recently developed along the east side of Posey Road as well as several <br />homes northwest of the subject property. The San Marcos Toyota car dealership, located on the <br />southwest corner of Posey Road and IH 35, is the only commercial property on the east side of IH 35 <br />in the surrounding area. The surrounding land is utilized for grazing and hay production or is open, <br />unmaintained land. The San Pedro Cemetery is located at the northwest corner of the Posey Road and <br />S Old Bastrop Highway intersection. <br />Illustration 4: Existing Conditions <br />9 <br />
