"' 0 i4W, <br />T R A\ C E <br />3.2 Parkland Dedication <br />Standard City Requirements for Parkland - The City of San Marcos Land Development Code <br />requires 5 acres of parkland per 1,000 residents. It requires that 2.7 residents are calculated per single <br />family unit and 2.1 residents are calculated per multi -family unit (based on the maximum allowed units <br />per acre per multi -family zoning designation). Drainage ditches, detention ponds, power line <br />easements and steep slopes are not eligible for dedication but the loo year flood plain is considered <br />eligible for parkland credit. The calculations below detail the amount of parkland over and above the <br />base requirement which will be dedicated to the City. <br />Parkland Dedication Requirement Calculations: Based on Concept Zoning Plan dated 07/07/2015 <br />Single -Family: 995 units x 2.7 residents per unit = 2,687 residents <br />Multi -Family: 850 units x 2.1 residents per unit =1785 residents <br />Total Residents: 4,472 residents <br />Minimum Parkland requirement: <br />4,472 total residents x 5 acres per 1,000 residents = 22.4 acres <br />Illustration 11: Parkland for Dedication — 3o.3 acres <br />17 <br />
