Portions of building elevations that are not <br />generally visible from public view (streets, trails, parks or similar property) are exempt from these <br />requirements. <br />6.3.1 Orientation <br />• Buildings should respond to the orientation of neighboring buildings within the <br />commercial areas and to neighboring uses. Le commercial to commercial or commercial to <br />multi -family <br />• Buildings may back up to 1-35 provided they are screened and setback appropriately. <br />• Buildings may be oriented towards 1-35 but should also be oriented to the Collector <br />Roadway as shown on Illustration 4o: Allowable Commercial Orientation. <br />• In no case shall the rear of a building back up to a Collector Roadway. <br />• In some cases, such as corner lots, buildings will have more than one orientation and shall <br />require more than one entry treatment. <br />• Buildings located on a corner shall be oriented toward the corner. <br />Illustration 38: Allowable Commercial Orientation <br />6.3.2 Form & Scale <br />Horizontal Articulation: (All facades visible from public view.) <br />• Facades shall be broken up into vertical bays of 40-50 feet. Bays shall be articulated by <br />pilasters, piers, and change in material texture, color, or variation in wall plane. <br />• Change in wall plane and material must occur every 50 to 8o feet. <br />48 <br />
