M. <br />VERAMENDI SURVEY NO. 1, ABSTRACT No. 17 IN HAYS COUNTY, TEXAS, SAID 0.1454 ACRE <br />TRACT OF LAND BEING A PORTION OF A 6.854 ACRE TRACT OF LAND (BY DEED), DEEDED TO <br />PERCH OR FLOUNDER, LLC, AS RECORDED IN VOLUME 6179 PAGE 172 OF THE OFFICIAL <br />PUBLIC RECORDS OF HAYS COUNTY, TEXAS (O.P.R.H.C,T.), SAID 0,1464 ACRE TRACT OF LAND <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br />BEGINNING at a 5/8 inch iron rod wi(lu cap stamped "GORRONDONA" set in the southwest <br />line of said 6.854 acre tract of land and the existing northeast right-of-way line of River Road <br />(variable right-of-way Width, no record found) nl the intersection of the existing northeast right- <br />of-way line of River Road with the proposed southeast right-of-way of Upland Road, from which <br />it 1/2 inch iron pipe found for a point of curvature in the southwest line ofsaid 6.854 acre bract of <br />land and in the existing northeast right-of-way line of River Road, bears South 31 degrees 52 <br />minutes 54 seconds East, with (he southwest tine of said 6.854 acre tact of land and With the <br />existing northeast right-of-way line of River Road, it distance of 175.67 fee(; <br />THENCE North 31 degrees 52 minutes 54 seconds West, with the existing northeast right-of- <br />way line of River Road and with the southwest line of said 6.854 acne tract of land, a distance of <br />55.07 feel to a 1/2 inch capped iron rod found land a( the intersection of (lie northeast right-of- <br />way line of River Road with the existing southeast right-of-way line of Upland Road (variable <br />right-of-way, width, no record found), for the most westerly corner of said 6.854 acre tract of <br />land; <br />THENCE North 55 degrees 18 minutes 08 seconds East, with (he existing southeast right-of- <br />way line of Upland Road, being the northwest line of said 6.854 acre tract of land, a distance of <br />115.14 feet to a 5/8 inch iron rod with cap stamped "GORRONDONA" set for the intersection of <br />the existing southeast right-of-way line of Upland Road with (he proposed southeast right-of-way <br />line of Uhland Road, from which a 1/2 inch iron rod with cap stamped "5687" found for a point <br />of curvature in the northwest line of said 6.854 acre tract of laud and the existing southeast right- <br />of-way line of Uhland Road, bears North 55 degrees 18 minutes 08 seconds East, with (he with <br />the existing southeast right -of --way line of Uhland Road and wish the norllnvest line of said 6.854 <br />Pere tract of land, a distance of 381.98 feet; <br />THENCE, crossing through said 6.854 acre tract of land, with the proposed sou(hcast right-of- <br />way line of Uhland Road, the following two (2) courses: <br />(1) South 31 degrees 52 minutes 54 seconds East, a distance of 55.07 feet to a 5/8 inch iron <br />rad with cap stamped "GORRONDONA" set for corner, <br />
