approximately 708.5Bacres ofthe Property located east ofPurgatory Creek asillustrated <br />on the Conceptual Land Use Plan shall be restricted to a maximum of 3 units per acre and <br />all lot types provided for in Section 1.04.0 ofthis Agreement are ponnitted. Provided, <br />however, that any portion of the Property depicted as Community Commercial on the <br />Conceptual Land Use Plan as permitted in Section 1.04.A.2. of this Agreement not <br />developed for nonresidential may also be developed for residential uses in accordance with <br />these density and lot type restrictions; <br />the approximately 712.75 acres of the Property located west of Purgatory Creek shall be <br />restricted to a maximum of 2 units per acre and all lot types provided for in Section 1.04.0 <br />of this Agreement are permitted; and <br />Project density rnay be distributed evenly or may be clustered utilizing a conservation or <br />clustered development plan provided that the maximum density for each of the designated <br />areas above does not exceed the applicable the maximum density for such designated <br />area and subject to the applicable use, lot type and size restrictions for such designated <br />area, all oadescribed herein and depicted onthe Conceptual Land Use Plan. <br />C.
