SAN MARCOS TRANSIT PLAN I FINALREPORT <br />City of San Marcos <br />Land Use <br />San Marcos has a diverse mix of land uses.Approximately8% of total land is zoned for multi - <br />family development (including purpose-built studenthousing) and 18% of total land is zoned for <br />single-family development. Commercialland use (16% of total land) is mostlylimited to the I-35 <br />corridor, except for Wonder World Drive. Downtown San Marcos (1% of total land) is zoned as a <br />Character District to promote mixed-use, pedestrian -oriented development. Areas zoned as <br />mixed-use (12% of total land) are predominately small -lot single-familyhousing. Publicand <br />institutional land (21% of total land) includes Texas State University, San Marcos Regional <br />Airport, San Marcos Consolidated ISD, various natural areas, and San MarcosAquatics Resources <br />Center.
